The Home- Step inside this reverse floorplan, 2,592 sq ft renovated mountain retreat. Perfectly blend of modern luxury and rustic mountain charm. 4 bedrooms with 2 being their own primary suites. Large open concept living space. Just a 3 min drive or .4 mile walk to Snow Summit! Can’t get much more central than Summit Ridge! 

Bedroom 1(Primary, lower level)- King bed, floating nightstands, smart tv, two swivel armchairs, wood burning fireplace. Access to primary bathroom 1. 

Bedroom 2(Primary, lower level)- King bed, side tables, bench, closet, 2 armchairs, dresser, and smart tv. Exterior access door and access to primary bathroom 2. 

Bedroom 3 (upstairs)- Queen bed, full over twin bunk bed, with full trundle, nightstands, bench, dresser, smart tv, closet. 

Bedroom 4(upstairs)- Twin/twin bunkbed, Smart tv, large beanbag, and closet. 

We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide 1 hand towel and 2 wash-cloths per bathroom. 13 bath & 13 spa towels are provided. (Not for lake use, please bring extra for lake.) A minimum of 2 rolls of toilet paper is provided per bathroom. More may be left depending on number of guests and duration of stay. If you use large amounts of toilet paper, please bring extra. 

Bathroom 1(Primary 1 lower level)- Single vanity, tiled shower, and full-sized laundry. 

Bathroom 2 (Primary 2 lower level)- Single vanity, tiled shower.

Bathroom 3(upper level)- Single vanity, tiled shower.

Kitchen(upper level)- Open floorplan with visibility into dining and living area. Full-sized fridge, gas stove, gas 4 burner stovetop, dishwasher, toaster, and microwave, to help you create wonderful meals. If you prefer take-out no worries! Regardless of your dining preferences, we stock most all utensils, dishware, cookware, and bakeware needed.
Bar/island seating for 3. Eat at the kitchen table for 2. 

A starter pack of paper towels and trash bags are provided. Along with dish soap, k-cups, and sugar.
Coffee set up- Keurig

Dining room (upper level)- In view of kitchen & dining area. Seats 8. Sliding door to the outside patio. 

Living room (upper level) – Sectional couch, hanging chair, two pouf seats, smart tv, coffee table, ceiling fan, and wood burning fireplace.

Fireplace- Located in living room and in Primary bedroom 1. Wood burning only. We do not provide wood. It can be purchased and delivered to the home (24-hour notice is recommended). Or you can purchase it at many places in town. If there is wood left behind, feel free to use it!

Laundry area- Located in Primary bath 1 downstairs. We provide laundry pods. 

Back yard/property- Home backs up to the national forest. Step out the door and you can go straight to hiking! The yard is mountain scaped. We clean up pine needles and remove weeds 2x a year. Please set the proper expectations as this is not a manicured grassy property. Tree sap, pine needles, leaves, and twigs will be present on the property. 

Deck/patio- Wraps around half of the home. Spa, dining table for 4, and propane grill. We provide propane tank. Tank is replaced once a week. If the tank needs to be replaced during your stay, you can do a tank swap at any location (CVS, Walgreens, Vons) .Please send receipt for reimbursement. Or if you prefer to wait, we can bring a new one out. Timing varies depending on our team and their availability. (New hot sauna and grilling station is being added. Pictures will be added soon!)

Spa- Enjoy a soak in the 4-person spa. Located on the back area of the deck. Surrounded by mature trees. Maintained after each guest reservation. Please keep in mind as a rental the chemicals will be higher than a personal home spa. Longer stays, we will schedule the spa maintenance once a week. Spa hours are set for 7am-10pm only. This is a city rule for rentals. We provide 13 spa towels, not for lake use. 

Outdoor wood fires are not permitted due to high-risk fires. 

Parking- Total parking is for 4 vehicles only.  Flat asphalt parking for 2 vehicles near the front door. Additional 2 asphalt parking spots are at the bottom of the property. Chains are required to be carried in vehicle per CHP Oct-April. 

Heating- Central heating & wood burning fireplace. 

Air conditioning- Please note that most homes in Big Bear do NOT have air conditioning. This area does have many tall trees, it is insulated well, along with portable fans. It helps keep the home cool, but not cold. Please open windows at night to let the cool night air cool the home. 

This home allows 2 dogs with non-refundable pet fee. Please do not leave pets unattended unless in a kennel/crate. Please note this home does not have any type of fenced area for your pet. For service animals please be prepared to answer appropriate questions and provide proper documentation.

Most of Big Bear is easier to get around with your own vehicle. Ride share options and availability are extremely limited. There is a public transport company, Mountain transit. They offer free shuttles daily. Please refer to their website for schedule and routes. 

Occupancy (13 guests regardless of age) and car limit (4) are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. Please adhere to these limitations.

Upon Check Out 

Wash dishes (load washer and START)
Pick up yard of trash, cigarette butts, lids ect 
Pick up and dispose of all pet feces
Leave used beds unmade
All used towels can be piled in bathroom (all linens are cleaned off site)
Close any open windows & doors.
Turn off lights
Lock up
Do not turn off heater in winter months
All trash must fit in the bins, no exception. Drop off required if the lid does not close.

Keypad code- Online check in will be required with identification per our license with City of Big Bear. Code is sent on day of check in once the home is ready or at 4pm, whichever comes first. 

Animals- We only allow a maximum of two trained dogs with non refundable pet fee. No other types of animals are allowed no exceptions. If bringing a service animal please provide the appropriate information and let us know they will be joining upon booking. Pet fee does not cover damage or extra cleaning required due to negligence. 

Cleaning Fee- nonnegotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic balancing of spa chemicals, and basic care of the home. This does not cover left trash, excessive messes, cleaning dirty dishes. The home has deeper clean items that happen 2-3x a year.

Early check in- No guarantees will be made. We send the code when the home is ready or at 4pm, whichever comes first.  Do not show up to the home until given the code. This rushes the cleaners and tends to ensure something is missed. 

Late check out- No guarantees. This is based entirely on the cleaning team’s route. It is only granted night before checking out. If you’d like to guarantee checking out later, book another night. This allows you to stay a whole night or leave at any point during your reservation time.  Please note, we do charge if you delay the cleaning teams by not vacating the entire property, not just the home. The cleaners will not knock to let you know they are there. Please be respectful of their time and any guest checking into the home after you. 

Snow Removal- We have a snowplow on call during winter. Please be patient as they are on their own route. Our plows come out after a storm when 4+ inches fall. We do our best to shovel the entry to the home. Decks are not guaranteed to be shoveled.  Shovel and a small bucket of salt is provided in the home for your convenience. 

The home does have 2 cameras on at all times. They are checked periodically to ensure occupancy and car limits are adhered to. The cameras view all access points of the property.   

No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeowner’s control. Rescheduling is allowed if all roads have been closed into the area for 24 hours. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental. If you are uncomfortable with snow, I highly suggest trip insurance. 

If all house rules are followed, then no extra charges will occur! Ultimately be respectful.
